How to Sell a Business in St. George, Utah: A 2026 Seller's Guide

If you own a business in St. George or Washington County and you are thinking about selling, start with the number. This guide covers what southern Utah businesses are priced at in 2026, who the buyers are, how SBA financing works, and what the process looks like from valuation to closing.

What is a St. George business worth in 2026?

Main Street businesses in Utah are priced on a multiple of seller's discretionary earnings, or SDE. SDE is net profit plus owner compensation, plus one-time and non-operating expenses. It is what the business actually puts in an owner-operator's pocket.

Across current Zion Business Brokers listings, Utah and Mountain West businesses in the trades and service sectors are priced between 2.15x and 3.38x SDE. Here is where businesses fall inside that range.

Roofing, siding and window company with a dumpster fleet: $2,428,702 revenue, $499,511 SDE, priced at $1,686,500. That is 3.38x.

Exterior cleaning and pressure washing company: $593,367 revenue, $259,322 SDE, priced at $790,000. That is 3.05x.

Auto care business including real estate: $3,434,000 revenue, $650,000 SDE, priced at $1,835,000. That is 2.82x, though the real estate distorts the comparison.

Residential HVAC service and replacement: $768,381 revenue, $311,180 SDE, priced at $875,000. That is 2.81x.

Window cleaning business: $62,952 revenue, $40,474 SDE, priced at $87,000. That is 2.15x.

Why the spread is so wide

The businesses at the top of that range share three things: recurring or contracted revenue, a crew that stays after closing, and books a lender can underwrite without a fight.

The business at the bottom is owner-dependent with under $50,000 in SDE. When the owner is the business, the buyer pool narrows to individuals paying cash, and cash buyers pay less.

Above roughly $1 million in adjusted earnings, pricing shifts from SDE to EBITDA and multiples move into the 4x range, because private equity and search funds enter the bidding.

Who buys businesses in St. George and Washington County?

Individual owner-operators. Washington County draws a distinct buyer: out-of-state relocations, semi-retired professionals seeking an owner-operator business, and Nevada and California buyers moving into southern Utah. Most active under $1 million, almost always SBA-financed.

Strategic and regional acquirers. Existing operators buying a competitor or an adjacent service line. In Washington County this is common in home services, pool and exterior cleaning, hospitality-adjacent services and construction trades serving sustained population growth.

Private equity and search funds. Increasingly active in Utah above roughly $1 million EBITDA, looking for management depth and recurring revenue.

How buyers finance a St. George acquisition

Most Main Street transactions in Utah run through the SBA 7(a) program. Active lenders based in or lending into Utah include Zions Bank, Mountain America Credit Union, Live Oak Bank and Celtic Bank.

The typical structure is 10% buyer equity, 10% seller carry and 80% bank financing. Lender appetite is the practical ceiling on price. A deal has to service its debt at the asking number, whatever the seller hopes for, which is why a business with clean books sells for more than an identical business with messy ones.

What the process actually looks like

Weeks 1 to 2: free confidential valuation. Three years of financials, normalized earnings, and a defensible range with the reasoning behind it.

Weeks 3 to 4: preparation. Add-backs documented, financials cleaned up, confidential marketing materials built.

Weeks 5 to 12: confidential marketing. Blind listings, NDAs before any detail is shared, pre-screening so only qualified buyers reach you.

Weeks 12 to 20: negotiation and due diligence. We lead the negotiation, coordinate with attorneys and lenders, and keep the deal on track.

Most Utah Main Street transactions close within six to nine months of listing. Businesses with clean books and documented earnings close faster.

About these figures

Every multiple above is calculated from a current Zion Business Brokers listing using published revenue and SDE. These are asking multiples, not closed transaction multiples. They reflect Zion listings rather than a survey of the entire Utah market. Figures current as of Q3 2026.
