An SBA lender financing the purchase of your store generally requires the buyer to have 10 years of lease term, counting options. If your lease has three years left and no options, the deal cannot be financed no matter how good your numbers look. If your landlord will not assign the lease or refuses to extend, the sale can die on that one point alone. Before you do anything else, pull your lease and find out exactly how much term you have including every renewal option.

The good news is this is fixable, but only with time. Landlords will often extend or add options for a tenant in good standing, especially if you ask well before you plan to sell. Asking for an extension six months before you list, when the landlord can sense you need it, is a far weaker position than asking two years out as a routine renewal.

Why exit plan preparation takes 2 to 3 years: SBA lenders want two to three years of clean, consistent tax returns that support the earnings you are selling on, and they want that 10 year lease runway.
