St. George is the best performing small metro in America

That is not marketing language. In January 2026, the Milken Institute ranked St. George number one among all small metros in the United States in its Best Performing Cities index, up from second the prior year.

The reason is growth that is difficult to overstate. St. George posted 106.3 percent real GDP growth over five years, the fastest of any small metro in the country. Washington County added jobs at 4.7 percent year over year as of August 2025, reaching 91,168 jobs, against a statewide rate of 1.9 percent. County population reached 209,129 in 2025, growing 2.32 percent, the fastest of any major Utah market.

The business base has grown with it. St. George has roughly 5,326 businesses employing about 63,028 people, according to Utah Department of Workforce Services data. That is the second highest business count of any city in Utah despite St. George ranking third in population, and it represents nearly two thirds of every business in Washington County. The city reports over 1,000 new business registrations annually.

Washington County's employment mix reflects the growth: roughly 18,670 in trade and transportation, 14,941 in health services, 12,784 in professional and business services, 11,061 in government, and 10,335 in construction. Anchors include Utah Tech University, Dixie Technical College, Intermountain St. George Regional Hospital, and the Tech Ridge development on the former airport site.

The honest counterweight, and the one buyers will ask about: the same Milken and press coverage that crowned St. George identifies affordable housing and potential water shortages as the market's two leading challenges. The 2026 market average is about 2.7 times SDE with a median sale price near $349,250. By industry: manufacturing about 3.03 times, construction and trades about 2.62, retail about 2.61, general services about 2.59, restaurants about 2.24.

Construction and trades deserve particular attention here. With over 10,000 construction jobs in the county and population growing at more than twice the state rate, St. George trades businesses often carry backlogs that materially support valuation.
