The Provo and Orem market in 2026
Provo has roughly 3,352 businesses employing about 69,990 people. Orem has 3,798 businesses employing about 54,323, according to Utah Department of Workforce Services data. Together they form the commercial heart of Utah County, which grew 2.12 percent in 2025 to 765,515 residents.
In June 2026, WalletHub named Provo the best run city in America, evaluating 148 large cities across 36 metrics. Provo and Orem also anchor a metro area that Milken Institute placed in its top tier of large metros for 2026.
Utah County's largest employment sector is education and health services at roughly 65,940 jobs, followed by trade and transportation, professional and business services, government, and construction at about 30,256. BYU alone employs between 15,000 and 20,000 people, making it one of the five largest employers in the state. UVU and Nu Skin's downtown Provo headquarters add to that base.
One thing sellers need to know and buyers will find out: both Provo and Orem lost population in 2024 to 2025. Orem's decline was the largest of any city in Utah. It does not make businesses here unsellable, but it is a fact a serious buyer will raise, and you are better off addressing it than being surprised by it.
What makes this market different
Downtown Provo's Center Street has roughly 79 restaurants, and according to Downtown Provo Inc., every single one of them is locally owned. There is no comparable independent restaurant density anywhere else in Utah.
That matters if you own one. It means real competition, but it also means a deep, proven local buyer pool that understands the market and wants in. Independent food businesses in Provo trade to buyers who already live and eat here.
The student population also shapes everything. Roughly 60,000 students between BYU and UVU create seasonal revenue swings, high employee turnover, and a customer base that substantially empties out in the summer. Buyers price that in. If your business has smoothed out its seasonality or built a non student customer base, that is worth real money and you should be able to document it.

The 2026 market average is about 2.7 times SDE, with a median sale price near $349,250. By industry: manufacturing runs highest around 3.03 times, construction and trades about 2.62, retail about 2.61, general service businesses about 2.59, and restaurants lowest at roughly 2.24.
For a Provo restaurant, that 2.24 average is the starting point, not the ceiling. A restaurant with a long favorable lease, a manager who runs daily operations without the owner, clean books, and year round revenue can beat the average substantially. A restaurant where the owner is the chef, the lease expires in 14 months, and half the revenue disappears in July will price below it.
